Industrial Investments Completes and Opens First Self-Storage Venture

Faced with a static vacancy at one of Industrial Investments’ properties in Willow Grove, PA, Industrial Investments’ management team confronted the possibility that the existing 30,720 sq. ft. light industrial property at 2255 Computer Avenue, in Willow Grove, PA, might no longer be best suited in the market as an industrial building. After engaging in comprehensive analysis of both the industrial market, the local zoning code, and the demographics in the area, Industrial Investments engaged the help of key consultants to evaluate the possibility of converting this property into a Self-Storage asset.

Project Highlights

After assessing the viability of Self Storage for this property, Industrial Investments decided in 2020 to not renew the existing tenants and to instead pursue zoning approvals and develop plans to convert the property into a 3-story Self Storage rental facility. The extensive re-design and overhaul of the core function of this property required the complete gutting of the interior of the building, and the removal of the existing roof and steel, but saving the existing red brick façade that enhances the ground level appeal of the finished asset.

After a 5 month approval and bidding process, Industrial Investments gathered a team of architects, engineers and contractors that specialize in this type of asset, to design and convert the single story, 16’ clear light industrial building into a modern 3-story, climatecontrolled 92,160 square foot Self-Storage property. Utilizing a “Kiwi style” light gauge framing system to maximize the leasable square footage inside of the footprint, Industrial Investments was able to create a highly efficient, modern multi-story Self Storage property, and by partnering with CubeSmart to operate the facility, bring expertise and professionalism that matches the sleek design and highly efficient nature of the property. Completed and opened in May 2022, the facility is highly visible and a shining example of Industrial Investments’ ability to re-use, convert, and maximize the value of their properties.
